Ukraine recreation & wellness: 41 complexes, four business models
Segments, daily rates, geography, three market gaps and operating principles for new projects.
Request the full reportThe market only looks uniform. Weekend recreation near Kyiv (1–3 nights), Carpathian thermal and wellness resorts (1–10 days), sanatorium clusters (7–14 days) and other regions run on different demand and margin logic.
Positioning, not construction budget, sets the daily rate. Clearly positioned complexes hold $400–550 a night with high occupancy, and so do $120 properties with a clear offer.
The centre, east and south hold only 7% of supply. Between Kyiv and the Carpathians there is almost no quality weekend recreation.
Three structural gaps: Mid+ recreation outside the Kyiv region and the Carpathians, 2–4 day wellness for the 30–45 cohort, and a modern medical resort near natural resources.
Repeat visits matter more than one-off occupancy. A guest who returns monthly for two nights is worth more over a year than one 14-day stay.
