Where deals stall

Why good projects stay unfunded

Most projects reach investors as a brochure and a price list. A fund needs a financial model, a downside scenario, a legal structure and an exit.

War risk is already in the price. Deals stop on unclear land rights, permits and governance, which a well-prepared project answers before the first call.

International funds, development finance institutions and strategic investors need a local partner who can speak both to the project team and to an investment committee.

Demand is clearest where people and businesses have moved: suburban housing around Kyiv, Western Ukraine, domestic recreation and services for relocated companies.
